As we hit mid-2025, confidence is quietly building across the Isle of Man’s property market. Whether you're an investor, homeowner, or just keeping an eye on where things are heading, the message is clear: activity is returning, but not without its nuances.

? Prices Are Rising (Slightly)
The average property price rose to £342,575 in 2024, up 1.4% year-on-year. Flat prices climbed more sharply (up 4.2%), while houses remained broadly stable. But here’s the kicker: over 84% of homes sold were above £250,000, keeping affordability a hot topic for first-time buyers and lower-income households.

? Transactions Are Rebounding - Sort Of
House sales nudged upwards, but flat sales dropped significantly. Fewer but more expensive flats are being sold, suggesting a squeeze at the lower end of the market and perhaps a tilt toward wealthier buyers.

? Affordability is Still the Elephant in the Room
While overall ratios have improved slightly, the average house still costs nearly 8x the average salary, and 10x for 18–25-year-olds buying alone. It’s doable with two incomes, but the path to ownership remains steep.

? Mortgage Lending is Crawling Forward
Lending increased by £9.8 million last year, a positive signal, if modest. Buyers seem cautiously optimistic, and any drop in interest rates could open the floodgates later in the year.

Looking Ahead
Lower borrowing costs (expected in H2) could bring more buyers off the sidelines. Add in continued UK migration, remote workers seeking lifestyle upgrades, and local population growth targets, and demand is only set to rise.

But if supply doesn’t keep up? Prices may climb faster than incomes, making it even tougher for young professionals and key workers to stay on the Island. Unlocking new housing, especially well-planned mid-density developments and build-to-rent options, will be key.

Final Thought
The data points to a market in transition. More stable than 2023, but still complex beneath the surface. For buyers, investors, and planners alike, this is a year to think long-term, act strategically, and help shape the next chapter of island living.
